What sanding & buff coat means

Flat sanding is what separates a good floor from a great one. We work through the grits with modern equipment and careful edge work so the surface is even wall to wall before any finish goes down.

Not every floor needs that. If the finish is dull but the wood is sound, a buff and coat abrades the surface and lays a fresh coat — less time, less cost, no full sanding. We will tell you honestly if that is all you need.

    Free on-site estimate

    We walk the space with you, look at the floor's condition, species, and scope, and answer your questions. Timeline and pricing are confirmed here, in person — never guessed over the phone.

  2. 02

    The honest recommendation

    We tell you which option the floor actually needs. We do not sell a full sand and finish to a floor that only needs a recoat.

  3. 03

    Prep and abrade or sand

    Rooms and surfaces are protected, then we either screen the existing finish or take the floor down through the grits, depending on the scope agreed at the estimate.

  4. 04

    Coat and walkthrough

    Fresh finish goes down with cure time between coats, and we walk the result with you before we leave.
